We provide training and assistance to clients in raising funds for start-up, expansion/growth, endowments/funds, and real estate projects. Our services include fundraising planning, fundraising, deal structuring advisory services, financing placement services, and financial product/program design, and funding/investment consortium development & management. We assist clients with raising and/or investing government/corporate/foundation grants, recoverable loans, subordinated debt, senior debt, venture capital/private equity, tax-exempt bonds, new market tax credits, historic tax credits, tax increment financing, etc..

• Fundraising Planning – We assist our clients in developing diversified fundraising plans for their organizations, specific programs/initiatives, and/or real estate projects. These plans are customized to address current and future funding needs; respond to market trends and realities; and build off of existing organizational resources and capacity. Our fundraising plans may include specific strategies for raising foundation/government/corporate grants, individual giving campaigns, major gifts, earned income, events, and alternative fundraising programs (i.e., cause marketing, etc.). In addition, we advise our clients on the type of infrastructure and systems (i.e., donor management, technology, accounting, communication, and reporting systems) that are required to successfully implement a robust, integrated fundraising plan.

• Fundraising – We help clients create high-performance fundraising tools, training and systems within their organization. Our fundraising program includes: board and volunteer training, program logic model development, proposal template development, individual and institutional donor prospect research training, donor management system implementation, and policies and procedures development.

• Deal Structuring Advisory Services – O-H Community Partners works with our clients and their legal teams to structure deals for real estate projects, social enterprises, investment vehicles, and business ventures. Our approach is to provide strategic transaction advisory services that address the economic interests of the principals and stakeholders while also fulfilling broader social and environmental impact goals.

• Financing Placement Services – O-H Community Partners assists clients seeking one or more sources of debt and/or equity financing to raise capital for real estate projects, small or mid-size enterprises, not-for-profits, and/or banks/financial institutions. This financing includes recoverable loans, subordinated debt, senior debt, venture capital/private equity, tax-exempt bonds, new market tax credits, historic tax credits, tax increment financing, government grants and other subsidies, etc..

• Financial Product/Facility Design – Foundations, banks, community development financial institutions (CDFIs), other financial institutions are continuously seeking to deepen their presence in existing markets and expand into new markets. Often times, new financial products and solutions are required to meet consumer and/or business needs in these areas. O-H Community Partners works with clients to the assess market needs and design financial products, screening criteria, underwriting protocols, risk management systems, pricing, client applications, and “go to market” plans.
